Two minutes to the beach. Five minutes to everything else.

Some pitches make you choose. Beach access or facilities. Quiet position or convenience.

This one doesn't.

You're a two-minute walk from the sand. Five minutes from the heated pool, the bar, the restaurant, the play areas. Close enough that nothing feels like an effort. Far enough that you're not listening to other people's holidays when you're sitting outside your own.

This Delta Wadhurst sits in one of those positions where the pitch does half the work for you.

Three bedrooms means space for the whole family or room for guests without everyone feeling on top of each other. The extra bedrooms change how you use a holiday home - suddenly it's not just a tight squeeze for a weekend, it's somewhere you actually want to spend longer stretches.

Delta built the Wadhurst around family use. Open-plan living space at the heart of it - the lounge flows into the kitchen and dining area without feeling cramped. Fixed L-shaped sofa, deep-filled, positioned for conversation not just TV watching. There's a pull-out bed underneath if you need it - the sort of thing that gets used more than you'd think when friends want to stay over or the kids fancy camping out in the front room.

Wall-mounted smart TV in the lounge. Not tucked away - actually positioned where everyone can see it.

High-gloss kitchen units with proper worktop space and storage that doesn't run out halfway through the week. The kitchen and toilet have blinds - the kind of detail that matters when you're making breakfast and don't want half the park watching. Every other room is curtained.

The twin bedrooms are adult-sized - not the narrow singles that leave grown-ups with a bad back by morning. All the bedrooms have over-bed storage and ample wardrobe space. The main bedroom's the one you'll appreciate most - enough space to not feel like you're living out of a suitcase, with built-in wardrobes that actually fit things.

The shower room has blinds. Small thing, but you notice it.

Double glazing. Central heating. The basics done properly, which matters more than people admit when it's June and the wind's coming off the sea.

And there's a beautiful electric fire in the front room. The sort that makes the space feel like somewhere you want to sit, not just somewhere to sleep between beach trips.

Seaview Holiday Park sits on the Kent coast between Whitstable and Herne Bay. The park's got everything - heated outdoor pool, kids' play areas, a family bar with Sky and BT Sports, restaurant, takeaway, amusement arcade, evening entertainment. The beach is shingle and sand, the kind you can walk for miles along without running out of coastline.

But it's the pitch position on this one that makes the difference.

Two minutes to the beach means the kids can go down in the morning and you're not spending twenty minutes walking there and back every time someone forgets something. Five minutes to the facilities means you're using them - the pool, the bar, the play areas - not avoiding them because it feels like a trek.

Close enough to be easy. Far enough to feel private.
